ALTA/NSPS Land Title Survey

An ALTA survey can be a necessary part of a parties due diligence to refinance, transfer, and/or development of real property. It is also needed to satisfy requirements for title insurance coverage to real property and/or to remove survey exceptions from a title commitment.

Boundary Survey

A boundary survey is a map of real property and is essential in order to ensure adequate and defensible real property boundary locations. It is used for purposes such as: Permits required by local and state government for a proposed fence, addition, pool and/or other improvements; To help resolve boundary disputes; Identify possible encroachments; Identify easements; Refinance, transfer, and/or development of real property.

Topographic Survey

A topographic survey maps the difference in elevation of a surface with the location and shape of both natural and man-made features. This can be required by local and state government, and is used by architects and engineers during the design process for the development of real property.

Bathymetric Survey

A bathymetric survey maps the difference in elevation of a surface below the waterline with the location and shape of both natural and man-made features. This can be required by local and state government, and is used by architects and engineers during the design process for the development of real property.

Wetland Survey

A wetland survey maps wetlands that have been delineated by an environmentalist. This helps evaluate the impact on wetlands and can be required by local and state government, and is used by architects and engineers during the design process for the development of real property.

Construction Staking and Grading

Staking and grading on a site is the process of marking horizontal and/or vertical positions of proposed improvements per the approved architectural and engineering plans. This will help the builder and/or sub-contractors during the construction of improvements to real property.

As-built Survey

An as-built survey maps horizontal and/or vertical data of constructed improvements to real property. This is used to help obtain a certificate of completion (CC) and/or certificate of occupancy (CO) required by local and state government.

Elevation Certificate

For a building structure that lies within a special flood hazard area (SFHA), elevation certificates are used to help rate flood insurance premiums and help determine if the building structure can be removed from the special flood hazard area with a letter of map amendment (LOMA) or letter of map revision (LOMR).

Lot Split / Subdivision Plat

A lot split or subdivision plat can be a requirement by local and state government to develop real property with the intention of creating multiple lots.
